Captiva is smaller than Sanibel in both population and size. It measures 6 miles by 1/3 of a mile. Full time residents are approximately 600. While a
city form of government governs Sanibel, the Lee County Board of Commissioners governs Captiva. The citizens are active in a strong civic association

Real estate values in general, are high than Sanibel's. Approaching Captiva from the south crossing the Blind Pass bridge you enter the "Gold Coast"
area which consists of estate size properties, allowing for a principle residence and guest house.
Homes located on the Gulf of Mexico range between $4,000,000 and $10,000,000. Properties on the Roosevelt channel sell between $2,000,000 and $5,000,000.
Heading north you enter the village area of Captiva consisting of a mixture of homes, restaurants and quaint stores, coffee shops, the local library,
chapel and sandy lane roads leading to the beach. Prices range from $1,200,000 for a smaller, older home to over $6,000,000 for a newer Gulf front home.
Just north of the village area is South Seas Plantation located on the tip of Captiva.
